Do I Need a Structural Engineer for a Home Extension?

The most common question homeowners ask before starting an extension. Here is a clear answer.

When you do need a structural engineer

Building Control requires structural calculations if your extension involves any of the following:

  • New openings in load bearing walls (RSJ beams)
  • Goalpost or box steel frames for open-plan layouts
  • New foundations for the extension footprint
  • Two-storey or double height extensions
  • Roof lanterns, heavy roofing or flat roof structures
  • Any change to an existing load bearing structure
Short answer: almost always yes. Even a simple single storey rear extension will usually require beam calculations for the opening to the garden. Building Control will not approve the work without a signed calculation pack.

When you may not need one

A structural engineer is rarely needed for extensions that involve no structural changes — for example a very small conservatory or glazed lean-to where no load bearing walls are removed and no new foundations are required beyond standard strip footings.

We will always advise you honestly at the quote stage if calculations are not needed. Most extensions — even straightforward ones — do require at least beam and foundation calculations.

What happens without structural calculations?

Building Control will not issue a completion certificate, you cannot legally sell the property and any structural failure becomes your liability. The engineer fee is a small cost relative to the risk.
